Coronavirus – Advice to Customers

In light of the current crisis around the Coronavirus pandemic and, in response to Government advice and guidelines, we want to make you aware of some changes we’re making to the way we work and to the services we provide to you, our customers.

The well-being, health and safety of all customers, contractors and staff is our first priority. However, we also want to ensure that our essential services to customers continue as normally as they possibly can at this difficult time.

We’re making some changes to limit the spread of the virus, the most significant of which is that we will, for the time being, only be responding to emergency repair requests. This is so that our staff and contractors can concentrate on responding to the most urgent repairs and so that, in order to protect everyone, fewer home visits need to be made. We are also suspending all non-urgent home visits by our staff.

We would ask that, during the current crisis, you only report emergency repairs. Please make a note of any non-emergency repairs you want to report when the situation improves. This will free up our staff to deal with other, more urgent priorities.

If you’re having difficulties paying your rent or you have any concerns about your ability to pay your rent during the current crisis, please contact us for advice – we’re here to help.

The Government’s health advice is that, if you live alone and have symptoms of the virus (a high temperature or a new continuous cough), however mild, you must stay at home and away from other people for 7 days from the day your symptoms first appear. If you live with others, and you or one of them have these symptoms, then all household members must stay at home for 14 days. This advice is in addition to the most recent Government order to stay at home except in very specific circumstances.

If you or a member of your household is showing any symptoms and is self-isolating, or if you or anyone in your household has been confirmed as having Covid-19, please make us aware on 01494 480340 so that we don’t put you, our staff or our contractors at risk.

We also understand the heightened concern you will have about people coming into your home and we are therefore cancelling all non-emergency repairs orders that have already been issued. We will notify you if this affects you. It is, however, very important that you allow us access to your home to carry out any safety-critical gas and electricity safety checks/work.

If you contact us to report an emergency repair or to request any other service requiring an urgent visit by a member of our staff, we will ask you some brief questions about your health. Please don’t be offended by these questions, which we will be asking ALL of our customers before arranging a visit to your home. It’s important that everyone works together to reduce the spread of the virus.

In line with the latest Government advice, we’ve made arrangements for all our staff to work from home and to avoid all non-essential, personal contact with customers by using email or telephone instead. Our office is now closed to customers and to members of the public. Please contact us by email (info@bucksha.co.uk) or telephone (01494 480340). We will continue to monitor the situation carefully and will provide any further service updates on this page, so please check back regularly. Finally, whilst observing the Government’s latest order to stay at home, we would also please ask you to keep an eye out for your neighbours during this difficult time, particularly the elderly or vulnerable. Should you have any concerns about their welfare, please let us know and we will try to contact them or alert other agencies to try to help.

The situation is clearly changing very rapidly, so we’ll keep in touch and continue to review the service levels we’re able to offer on a daily basis. Please rest assured that we’ll do as much as we can to minimise the impact on our services to customers but please bear with us whilst we all adjust to a different way of working over the coming weeks and months.

Next Residents’ Panel Meeting

Our next Residents’ Panel meeting is at 10.30am on Thursday 28 May 2020 at our Stokenchurch office – Unit 4, Stokenchurch Business Park, Ibstone Road, Stokenchurch, HP14 3FE. Free parking is available and refreshments will be served after the meeting.

Amongst other items, we will be discussing our new arrangements for repairs and maintenance and our most recent performance figures.

Results are in from our Residents’ Survey

Towards the end of last year we asked an independent market research company, Acuity, to undertake a Residents Satisfaction Survey on our behalf. 158 tenants took part (a 34% response rate), either by completing an on-line form or via a postal survey.

We were delighted to hear that:

  • 89% of tenants are happy with the overall services they receive
  • 95% of tenants feel safe and secure in their home
  • 96% feel our staff are friendly and approachable
  • 85% are satisfied with the overall customer experience
  • 83% are satisfied with the quality of their home
  • 83% are satisfied with the repairs and maintenance service
  • 89% are happy with the value for money of the rent
  • 89% feel they are kept informed by the Association.

Of course, not all tenants responded so positively and many made comments about how the services we provide could be improved.  Many of these comments concerned our repairs and maintenance service and customer service / customer communication.  We are working through this information currently and considering how best we can improve these areas.

A summary of the findings will be sent to all tenants and a copy is available to download below.

Our Christmas & New Year opening times

Please note that our office will be closed from 12.30pm on Tuesday 24 December until 8.30am on Thursday 2 January 2020.

If you have an emergency repair during this period, please call the out of hours phone number: 07900 916874, and you will be directed to one of our emergency contractors.  You should only use this number to report a genuine emergency repair:

  • serious flooding
  • total electrical failure
  • loss of mains water
  • property no longer secure and/or water tight
  • a health and safety risk
  • no heating / hot water (between 1 Oct – 31 March).

Please note, you may be recharged if you call out a contractor and it is found not to be a genuine emergency.

If you smell gas, this should be reported immediately to the National Gas Emergency Service on 0800 111 999.

Non-emergency repairs over this period may be reported by email to maintenance@bucksha.co.uk or via our web site www.buckshousing.co.uk and staff will attend to these once the office has reopened.

If you are away over Christmas / New Year, please remember to leave your heating on low in case of a drop in temperature and the risk of frozen or burst pipes.

We are recruiting new board members

Would you like to be at the centre of how Bucks Housing is run and its plans for the future?  Can you commit to attending six meetings a year, at our offices in Stokenchurch?  If so, why not apply to join our Board as a voluntary board member?

We will give you a proper induction, regular training opportunities and ongoing support so that you’re best placed to make the most effective contribution and so that you can get the most out of the experience too.  There is no payment for this voluntary role, but we do pay your reasonable expenses.

Celebrating 75 years!

We were delighted to be joined, on Friday 30th August, by approximately 50 residents, board members, contractors and staff to celebrate 75 years since Bucks Housing was founded in 1944.  The afternoon tea party was held at our sheltered housing scheme, St Hugh’s Close, in Stokenchurch.  The sun shone and we enjoyed a glass of fizz, a delicious cream tea, outside games and a raffle.  An impressive £200 was raised which has been split between the St Hugh’s social fund and the local MRI Scanner Appeal.

Thank you to our contractors DW Support Services, M Atherton Electrical and Surab Ltd for generously donating raffle prizes.  A particular thank you to DW Support Services for their support leading up to the event and, most importantly, installing the new fountain.
